Project Background
Discovering the Drainage Failure
A Falkirk homeowner contacted Maybury Landscaping after we'd previously completed successful patio work for them at a different property in 2024. They had recently purchased a home in Falkirk and immediately noticed an unusual musty odor throughout the ground floor.
Our site investigation revealed that previous contractors had installed the patio with an incorrect gradient sloping toward the property rather than away from it. This fundamental error was directing all rainwater against the building's brickwork, above the critical Damp Proof Course (DPC) level.
Compounding the problem, there was zero drainage infrastructure — no ACO channels, no drainage pipes, and soil packed directly against the wall. Soil retains moisture continuously, creating permanent dampness against the building that was penetrating the interior walls.

Our Expert Solution
Site Investigation & Excavation
We stripped back the defective paving to expose the foundation layers and confirmed the complete absence of drainage infrastructure. Excavation proceeded to 300mm depth to accommodate a professional perimeter drainage system. We verified the DPC location and established drainage levels 150mm below the DPC as mandated by building regulations.
The existing ground levels (constrained by adjacent pathways) required careful planning to install effective drainage while maintaining practical access to the property.
Installing the Drainage System
A block retaining wall positioned 200mm from the building was installed to create a moisture barrier, preventing any water from tracking horizontally back toward the property foundation.
Within the 300mm deep trench, we installed perimeter drainage pipework connecting to the property's existing stormwater system. The trench was backfilled with no-fines gravel — engineered stone aggregate without fine particles, allowing rainwater to drain through instantly without being retained (unlike moisture-holding soil).
This creates dual-layer protection: sub-surface drainage channels water below the DPC, while the surface installation directs runoff away from the building.
Reconstructing the Patio
The patio was rebuilt using premium Tobermore Heather paving with correct gradient falls directing water away from the Falkirk property. An ACO linear drain was positioned at the building interface to intercept any surface water before it reaches the wall.
Every surface now channels water away from the building, while the sub-surface drainage provides failsafe backup protection. This is the only compliant method for installing paving adjacent to buildings.
Why Professional Drainage Matters
- Building Regulations: Paving must sit 150mm below DPC OR include drainage taking water below DPC
- No-Fines Gravel: Zero moisture retention = zero damp risk (soil continuously holds moisture)
- Surface Falls: Gradient must direct water away to prevent pooling and frost heave
- Winter Hazards: Incorrect drainage causes ice formation creating dangerous slip zones
Before & After Comparison
Before - Substandard Installation:
- ✗Paving above DPC regulation height
- ✗Gradient sloping toward building
- ✗Zero drainage channels installed
- ✗Moisture-retaining soil against walls
- ✗Severe internal dampness (28.1%)
- ✗Survey inspection failure
After - BS 7533 Compliant:
- Perimeter drainage 300mm below DPC
- Moisture barrier with block retainer
- No-fines gravel for instant drainage
- Correct falls directing water away
- ACO channel at building line
- Dampness problem eliminated
- Survey warranty claim successful
Project Outcome
The Falkirk homeowner was thrilled with the transformation — the damp smell disappeared completely, the patio appeared brand new, and independent verification confirmed total resolution of moisture issues. Because the original property surveyor had overlooked these critical drainage defects, the customer successfully claimed a significant portion of the remedial costs through their survey warranty insurance.
