    About the Project

    The Problem Discovered

    In 2025, Maybury Landscaping were called back by one of our previous clients in Edinburgh, where we had installed a patio for them in 2024. The customer had recently moved into a new property and noticed a persistent damp smell inside the house shortly after moving in.

    After thorough investigation, our team discovered that the previous property owner had installed paving sloping toward the building instead of away from it. This critical error was causing rainwater to pool against the brickwork — above the Damp Proof Course (DPC) — and seep into the property through the walls.

    Even worse, there was no drainage channel, no ACO system, and soil was placed directly against the wall. Soil continuously holds moisture, and this constant dampness against the building was causing serious internal damp problems that were missed during the property survey.

    Our Professional Solution

    Investigation and Excavation

    We removed the existing paving to assess the foundation and immediately identified the lack of any sub-surface drainage. We excavated to 300mm depth to create space for a proper perimeter drainage channel. This allowed us to confirm the DPC height and mark safe drainage lines 150mm below the DPC as required by building regulations.

    The challenge was working within existing levels (due to paths either side of the property) while creating proper drainage that would permanently eliminate the damp problem.

    Drainage Solution Implementation

    We installed a block retainer 200mm from the wall to prevent any moisture from tracking back toward the building. This created a dedicated drainage zone between the wall and the patio surface.

    A trench 300mm deep was created for the perimeter drainage system, which we connected to the existing stormwater system. This trench was filled with no-fines gravel — a special aggregate that allows water to pass through rapidly without holding any moisture, unlike soil.

    This double-layer protection ensures that ANY moisture is immediately drained away and directed below the DPC level, preventing any possibility of damp problems returning.

    Patio Reconstruction

    We rebuilt the patio with correct falls directing water AWAY from the property, using premium Tobermore Heather paving for a beautiful, durable finish. An ACO channel drain was installed at the building line to capture any surface water before it can reach the wall.

    All surface water now directs away from the property with proper gradient, and the sub-surface drainage provides a second layer of protection. This is the only correct way to install paving against a building.
