How Much Does a Resin Driveway Cost in Scotland? A 2026 Price Guide
Resin bound driveways are one of the most searched upgrades in the UK — and one of the most misquoted. Here's what a properly built resin driveway costs in Scotland, and why the cheapest price is rarely the cheapest driveway.
Resin Driveways in Scotland
A resin bound driveway in Scotland typically costs £80–£130 per m² when laid over a suitable existing base, and £120–£180+ per m² when a new sub-base and edging are needed. A typical 40–50 m² driveway therefore costs around £5,000–£9,000 fully installed.

What you're actually paying for
The resin and stone you see on top is only a few centimetres thick. What decides whether your driveway lasts 20 years or cracks in two winters is everything underneath it: the dig-out, the compacted sub-base, the binder course and the edging that stops it creeping.
That's why two quotes for the 'same' resin driveway can be thousands of pounds apart. One might be laying resin straight over a tired, cracked tarmac drive. The other is building a new, permeable base that copes with Scottish freeze–thaw. On paper they look identical. Three winters later they look very different.
The factors that move the price
Every driveway is different, but these are the things that move a resin quote up or down:
- Size and shape — curves, steps and lots of edging take more labour per m² than a simple rectangle.
- The existing base — overlaying sound tarmac is cheaper; broken slabs or gravel mean a full dig-out.
- Ground conditions — clay soils and slopes need deeper sub-bases and more drainage.
- Aggregate choice — natural gravels are standard; premium blends and UV-stable finishes cost more.
- Access and waste — skip permits, muck-away and tight access all add time.
- Drainage — Scottish rules expect new driveways to drain within your boundary, so permeable construction or channel drains matter.
Resin bound vs resin bonded — not the same thing
Resin bound mixes the stone into the resin before it's trowelled flat, giving a smooth, porous surface that water drains straight through. Resin bonded scatters loose stone onto a resin-coated surface. It's cheaper, but it isn't permeable and the loose stones can shed over time.
For most Scottish homes we recommend resin bound on a permeable base. It's the version people are usually picturing when they search for a resin driveway.
How Scottish weather affects a resin driveway
Our winters are the real test. Water that sits in a poorly drained base freezes, expands and lifts the surface. A permeable, well-compacted sub-base lets that water escape, which is the single biggest reason a good resin drive outlasts a cheap one.
Laying conditions matter too. Resin needs dry weather and sensible temperatures to cure properly, so a reputable installer will move your dates rather than lay in the rain. That's a sign of quality, not delay.
Is resin worth it compared with block paving?
Resin gives a seamless, modern finish, needs very little weeding, and drains naturally. Block paving is easier to repair in patches and suits traditional homes. Cost-wise they're often closer than people expect once the base work is priced honestly. Our block paving cost guide covers that side in detail.
Our honest advice: choose the look you love, then put your money into the groundwork. A beautiful surface on a poor base is the most expensive driveway you can buy.

Common questions
How much does a resin driveway cost per m² in Scotland?
Typically £80–£130 per m² over a sound existing base, or £120–£180+ per m² when a new sub-base and edging are needed. The groundwork, not the resin, is what drives the difference.
How long does a resin driveway last?
A resin bound driveway on a properly built permeable base typically lasts 15–25 years. Cheap overlays on cracked bases can fail within a few winters.
Do I need planning permission for a resin driveway?
Usually not, as long as the surface is permeable or water drains to a lawn or border within your property. Resin bound on a permeable base normally meets this. Listed buildings and conservation areas can have extra rules.
Can resin go over my existing driveway?
Only if the existing tarmac or concrete is level, crack-free and drains well. Most older driveways in Scotland need at least partial reconstruction first.
How soon can I drive on a new resin driveway?
You can usually walk on it after around 6–8 hours and drive on it after 24–48 hours, depending on temperature.
